Our Leasing Consultants play a critical role in being able to attract and retain residents. To accomplish these objectives, the teams must possess a unique combination of top-notch sales and customer service skills. In addition, the condition of model apartments, vacant units, and the route through which prospective residents are escorted should be designed to favorably affect the leasing experience. It is the responsibility of each site associate to maintain the highest standards of presentation in each of these areas throughout the course of each day.

We subscribe to the fact that there will always be people that need to move out of our communities. This known historical trend provides us the ability to constantly market and lease our communities. If our occupancy is high we require our sales team to refer to other properties or build our wait list for quick leasing of any future notices. Our community managers review the leasing results each day and every Sunday the weekly leasing report is sent to our corporate office. Our team of qualified regional managers review the "Key Indicators" for trends in weekly traffic, net notices, vacancy and net notices. Our regional managers are trained to review the key indicators and minimize any unfavorable trends in phyisical vacancy. Our philosophy is that if we can get 1 or 2 extra rents per week by having excellence in our standards then over the course of the year we will have 52 more occupants by doing so.
